If you own a property in Ontario, you need to pay property tax every year. Property taxes are the Township's main source of income. Taxes are used to fund the services provided in Perth East.

Perth East tax rates are set with the passing of the current year property tax by-law and summarized in the following tax rate summaries. Each tax rate summary is divided in totals for the three areas in Perth East;

Due Dates, Penalty & Interest, Fees | ||||||||
The Interim billing for your taxes will be mailed in January and will be payable in two installments on the fourth Friday in February and the fourth Friday in May. The Final billing for your taxes will be mailed at the end of August and will be payable in two installments on the fourth Friday in September and the fourth Friday in November. Failure to receive a tax bill does not excuse the property owner from paying the taxes by the installment date. Penalty and interest charges of 1.25% will be added on the first day of each month on all taxes that have not been paid by the due date. Penalty and interest are deducted first from all payments made and the balance, if any, will be applied to the oldest outstanding balance first. |

Payment Options | ||||||||
Payment options available for property taxes are;
One of the simplest ways to pay your property taxes and water bills is through a pre-authorized payment plan. Both taxes and water can be set up to be deducted from your bank account on the due dates. Property taxes can also be set up for a monthly deduction. The monthly plan, when started in January, will deduct 10 equal instalments from your bank account on the 15th of the month. This amount is determined by taking the previous year's taxes and dividing them by 10. The November deduction is the balance between the previous year's taxes and current year's taxes. You can start this plan at any time of the year and we would simply adjust the payments by however many months are remaining.

New Buildings | ||||||||
If you have recently built a new home or made any additions or improvements to your property, make an allowance for a Supplementary Tax Bill in your budget. For the first 12 to 18 months after occupying a newly built home, property tax bills may cover the physical land only, until MPAC completes an assessment of the home. There may be a delay from your occupancy date until you receive a tax bill including the house |

Address Changes | ||||||||
Please provide the office with an up to date mailing address so you can receive your mail in a timely fashion. Please call the office at (519) 595-2800 ext 228, visit the Municipal Office (25 Mill Street East, Milverton) or complete the online application. For all Rural Routes please provide your municipal address (fire number) and RR number for a complete address. If you have a postal box number please provider your municipal address (fire number) and PO Box number for a complete address. Canada Post will soon stop delivery mail to your property if you do not have the correct mailing address, failure to receive a tax notice, utility notice, invoice does not excuse the property owner from paying by the installment date. |

Ownership Changes | ||||||||
If you have recently purchased a property your lawyer should have advised you of any taxes owing on the property. As the new owner you are responsible for any amounts owing on the property. Your statement of adjustments from the lawyers will have made allowances for liabilities of the new owner, call your lawyer for details. Please ask your lawyer to forward a change of ownership notice to the Township upon the sale closing. We will receive the notice from Municipal Property Assessment Corporation (MPAC), but a number of months can pass until we receive this information. This can be quite frustrating for both the previous owner and the new owner. The previous owner will receive tax notices they are not responsible for, and the new owner may miss due dates and have penalty applied. If your tax notice contains the name of a departed family member, you need your lawyer to file a Survivorship Application, to have the deceased name removed. If you need to make a change to a registered name on file you need to contact the Land Registry Office or your lawyer to complete an Application to Change Name. |

357/358 Applications - Removal of Buildings | ||||||||
You need to complete this application to have buildings taken off your assessment. Even if you are re-building you will want to fill out one of these forms to ensure your assessment is accurate and you are not paying more taxes than you need to. The same application needs to be completed, if you have had a fire or some other type of damage has occurred on your property. You need to complete the first section of the application including Municipality, Roll number, Property Address (municipal address), owner's name, and applicant's name (if different), phone number and mailing address. You need to choose the reason for application and provide details of the structure that was damaged or removed in the second section. The effective date is the date the building came down and the end date is the last day of the current year. To complete the application you need to provide your signature and date and then return the application to the Township Office, via mail, fax (519)595-2801 or by email. |

Request for Reconsiderations (RfR) -Assessment Appeals | ||||||||
To have The Municipal Property Assessment Corporation (MPAC) review your property assessment you need to file a request for reconsideration. if you are in the residential, multi-residential and farmland property class it is mandatory to file a RFR first before you can proceed with an assessment review board appeal. MPAC provides you with the steps to file a RFR. | ||||||||

There are currently no properties advertised for tax sale. Perth East utilizes Ontario Tax Sales to advertise tax sale properties, and you can purchase a tender package. |
